After we agree on terms, a purchase agreement will be sent directly to you for your review. Once signed, our due diligence team will begin to verify legal and physical access, the presence of utilities, flood zone status, restrictions that may be in place and buildability of the property. Once due diligence has been completed, the closing process for the property will begin.

Once the decision to move to closing is made, escrow is opened with a title company, paralegal or real estate attorney. They handle the closing process. The title company or closer will handle all funds, ensuring both your and our safety and security.

Responsibility for closing costs depends on the agreed purchase price. For higher-priced properties, costs may be split between the buyer and seller, typically ranging from $1,500 to $2,500 or more in some cases. For lower-value properties, we may cover the costs to keep the process economical and fair.

Our offer price is based on extensive research. Factors such as the resale value, restrictions on the property, buildability, HOA/POA, water features, market demand, location, condition of neighboring properties, items on the property (such as lumber, mobile homes, sheds, etc), flood zone status and accessibility are considered. Our objective is to come to a mutually beneficial agreement that ensures a fair offer for you while also providing a sound investment for us.

Marketability assessments are conducted to evaluate the property’s potential success on the market and determine its potential for resale in the future. In the absence of comparable sales or limited demand, these assessments can negatively impact the property value.

A simple purchase agreement is used, which can be emailed or mailed directly to you. If you’d like it sent to you via e-mail – you can either print, sign, and scan or mail it to us. If you’d like it mailed to you – you can either sign and scan it back, or mail it directly back to us. We also utilize an e-signature platform, DocuSign, to sign digitally via a smartphone or computer for the FASTEST option.

The company can work through access issues, including resolving disputes involving gates or neighboring properties. These situations require effort but are not insurmountable.

Yes, we can handle situations where taxes are overdue or there is a lien. We work with sellers to address financial obstacles as part of the purchasing process.

Title companies we work with have years of experience in resolving title issues, including cases where proper signatures or documentation are missing from inheritance. While these issues may require time—with potential probate lasting four to six months or more—we are willing to help sellers navigate the process.

Yes, properties in flood zones, or with some flood zone portions, can still be purchased. We evaluate each situation individually.

However, if a title attorney is required (e.g., in states like North Carolina, Louisiana), it may take six to eight weeks or more.  30-60 days is our most common timeframe for closing.

Factors such as title issues, waiting for attorney-managed closings, or resolving challenges like septic system permits can extend the timeline. The company strives to close quickly but is sometimes dependent on external processes.

We strive to maintain regular communication, providing updates on the progress and being readily available for questions. You can also contact the title company that the property is in escrow with anytime to receive an update on where things are at in the process.

When or if complications arise, we or the title company will notify you immediately. If we all agree to continue despite extended timelines or potential discounted purchase price, the title company will work to clear clouds on title.

This is common practice across the country and doesn’t reflect the actual purchase price. The agreed amount from the signed purchase agreement is what is paid, regardless of what the deed states.

For most payments, the title company or attorney handles all funds, ensuring the safety and security of all parties involved.

You can print the document package, take it to a notary (available at banks or UPS stores), and get the documents notarized. Then, you can scan the notarized documents back to the company for initial processing, and once payment is made, mailing the originals to finalize the transaction is the last step.
